Selling Mobile Home Pls Help!

What is the name of your state? idaho
Hi,
I kindly need advice on selling my mobile home.
I will list all the info, If anyone can help i would sure appreciate it!
I own a 1971 mobile home,(clear) I lease land in a park.
I wish to sell my mobile home and I have a potential buyer. He is going through a real estate broker for financing.
The broker gave the potential buyer a form called a "purchase agreement form for me to fill out and sign. I am still living in my trailer, and I'm not sure If i should sign this with a notary, or if there is anything i should list on the form. I am a bit leary of this real estate broker, and the last thing i want to do is get taken advantage of. Could anyone pls tell me what I should do, or the steps i should take in general to sell the trailer? I can not afford a lawyer, and I am selling the trailer for 5,000. I believe the broker said that he will be paying me by check for the trailer on behalf of the potential buyer, whom is getting a loan larger than the 5,000,from this broker, using the trailer as collateral. Thank You very much for your time!

Did you have a LEGAL question in there somewhere??? If so, where??

Why has he spent over $1.35M in legal fees to block disclosure... rather than spend $12 for a VALID birth cert to settle the matter? The 'certificate' he has presented doesn't qualify to get a drivers license, wouldn't allow a child to qualify for Little League, or for a real citizen to get a US passport!

In addition, the mobile home is not considered real property so this thread is in the wrong forum.

And, aside from the other comments, how do you expect any comment on a contract that we can't read?

**A: ok, then in that case, hire your own broker.
