Question

sold our deed twice


What is the name of your state? Az
What is the name of your state? AZ

On Nov 1, 2001 I was quitclaim a deed from a client who went to my daycare. The agreement was to take over her Mortgage until I could assume the loan or sale the home ( it gave me up to 3 years to do so) I took her out of foreclosure ($3100) and gave her an additional $1000 on top of that.

Nov 6,2003 I was served with a letter of eviction from another party stating that I had five days to leave my home and business.
Well I tracked down the person who made this claim. She was a realtor and investor stated she had done a quit deed from the owner who had sold it to me. She stated she gave her $4000 for her deed.
I have had many of offers on the home, and we did over $25,000 on remodeling to the home. We cannot sale the home; we have tried to deal with the realtor. I have paid on the mortgage for over 2 years, run my business from it and she wants me to just give her the home.
The deed has been register in my name and now in hers.
Q:What are my rights?
Q:What should I do to the seller? Can we sue her?
Q:Should I get a Lawyer?
Q The Loan is in good standing, but we need to sale the home
can we?
Q: what can we do to the realtor?

**A: yes, hire a lawyer as you have too many confusing issues.
