square footage incorrect

What is the name of your state (only U.S. law)? Texas
We are trying to buy a house that was represented as being 5800', but our appraisal came back at 5300' and we discovered seller had a 2nd appraisal that came in at 5400'. SELLER refuses to make concessions. What is our legal option here?

**A: don't you mean the Seller refuses to make concessions?

Very simple.....
Your legal 'options' are to sign the purchase agreement.... or not.

Why has he spent over $1.35M in legal fees to block disclosure... rather than spend $12 for a VALID birth cert to settle the matter? The 'certificate' he has presented doesn't qualify to get a drivers license, wouldn't allow a child to qualify for Little League, or for a real citizen to get a US passport!

Buy another house.

Two options: complete the purchase, or walk from the deal.

BTW: my house is a Prairie style ranch near Lake Michigan, designed by a student of Frank Lloyd Wright. There are several walls that meet at other than right angels. NO two measurers ever come up with the same sq footage I've not ever known the "real" sq footage. So what? I love my location, my quality of construction, the floor plan and the view. Sq footage is only one piece of what establishes market value.
