Termite Inspection

What is the name of your state? FL

We were buying a home and hired a licened termite inspector to check for pests and his report states he did not find any evidence of termites. We Started moving in yesterday and in the walk in closet in i found the base board was was eaten up by termites. Today i called my realtor to get the same inspector out to the house and what did he find, the termites had eaten a couple of studs in the wall also. He wants to fix it himself which is fine by me but i decided to dig around the foundation on the outside wall i found more termites in the soil. My realtor took pics and documented the problems but now he says his contract makes him not liable for anything. He says hes being nice to fix it himself. Also it has been less that thirty days since his inspection. Any advice would be helpfull.

Also i would like to add to this that, i looked inside of a cabinet and saw that the house was treated for termites in 1997, this was on a sticker inside one of the doors. In the sellers disclouser there was nothing about this problem, so my realtor is going to get the report from the company that treated the house for them to see if some of the damage was there when it was originally treated to see if she had prior knowledge.

Thankyou,
Justin

Heres a little update to our problem. The termite inspector was also the one who inspected the house for us, realestate agent recomended him because he does both inspections. I had an airconditiong man come out and replace a thermostat for the air on monday and what does he discover, our heat does not work and out inside handler unit is full of mold. The home inspector should have caught this right? now we call our realestate agent who sold us the house and she tells us that she cannot get in the middle of the situation even though she recomended the inspector to us. What can i do at this point legaly. Oh i might add the inspector told us that the A/C guy was saying this milk us out of money.

Thanks

Just another update had a letter written up to release the liability of the termite compnay if they paid to have another trusted company come in and treat the house and put bond on it, only 600.00 . Just got a call from the owner of the bad pest control company telling me that he will treat the house himself, when i told him no he stated that he would not pay another companies profit, i told him that we will take this to court and he told me i would loose and my pictures and second opinion would not matter in court, Is this true? Also i told him i would report him to the local consumer group and he told me he would sue me for slander if i did. So i called the state today to investagate him .

Thanks,
Justin

I have a strong feeling that HG will have a comment about the 'business attorney' portion of your post so I will refrain......for now.

Yes, it is my business to inform the writer that a real estate attorney is a better attorney.

Based on that response I will be putting your name forward to the FA board of directors for a 50% raise in your annual salary.
