termite report


What is the name of your state? CA

I sold my house, had a termite report and had some work to be done. I completed all the work done in the section 1 and some additional things. When my termite inspector from HomeGuard came to re-inspect my work he said "You did everything I told you to on the report, but now I found new items, you need to replace the sub floor in both bathrooms." I have 2 questions about this.

1. Can a termite inspector keep adding on to the report everytime he comes over? It seems like it would be a never ending process.

2. Can I refuse to do the added work, because I have already done everything required of me on the first report?

**A: yes but if the Buyer's mortgage required a termite clearance letter, you may be out a Buyer if you fail to do the work.

This isn't fair


If I have completed everything on the first list he should sign off that first list and add a second inspection list. The part that bothers me is, on the first inspection I was told to wire brush and treat the wood around the toilet and also the tub surround needed to be removed and retiled. I did that, now he comes back the second time and tells me the sub-floor needs replaced. For me to replace the sub-floor that means I need to remove the tile and tub that I just installed from the first report. Am I supposed to eat that $1000 I already spent? Then have to retile my bathroom again. NO, I flatly refuse to do that. There has to be something I can do. How can I fight the termite company? I feel like my life is in thier hands.

My real estate agent is trying to get it worked out, although my confidence is waivering and you are my real estate attorney.
