Title Transfer from Family

i purchased a mobile home and 1 acre of land from my cousin who inherited it from her grandmother. she lived here a year before selling it to me and after i moved in the problems were insurmountable. the septic failed, the roof leaks everywhere, the ceiling literally fell in in a bathroom, and the plumbing was badly replaced and still leaks after replacing a dozen times.
she brought me a contract after living here a year that was backdated and i did not sign it. i stopped paying her after i felt she had gotten the better of me enough. i have paid off more than 2/3 of what was origanally agreed upon and then stopped. she has never taken steps to have me evicted and now a year after my last payment has said she wants to sign the tilte over to me using the paperwork i have dated 1997.
she has also been getting tax breaks for homestead and overage exemption in her grandmothers name.
my question is how can i prevent her from kicking me out with the papers i sign and can i have problems with the taxes after it is signed over to me?

Too many issues with complications. Hire an attorney.
