transfering title with quitclaim form

My sister is not a U.S. resident and she is about to transfer title to me with quitclaim form (I'm a U.S. resident). Can we just sign the form and send it for recording or do we have to hire a lawyer? Do we have to sign other forms as well?

She is transfering title as a gift. What kind of taxes we will have to pay for this transfer?
