Tricky Realtor


What is the name of your state? Arkansas I recently got a counter offer from a fellow agent 1hour prior to its expiration . The following day I contacted the agent to ask for a extention. I was given a verbal that that would be fine . I followed up with a initial change in writting from my buyer . On the date of the understood expiration my buyer agreed to take the counter. I contacted the agent to tell him . He informed me at that time that the offer had expired and that the seller had decided against the agreed price. After further investigation the listing agent firm had written and presented a offer that was accepted by the seller.With out informing me that my verbal extention was not accepted . And that both offers had been presented at the same time . with the seller accepting the listing firms offer . Please help!

Because you are a fellow agent, I assume you've had a basic-type course regarding the sale of real estate. What is the requirement for a contract which of and concerns land?

That it is in writing, signed by the person to be enforced against. If the original offer, without regard to any verbal extension, was accepted in writing in the time period stated in the written offer, then you have a contract. If not, you don't. There can be no legal help beyond this.
