I purchased a triplex from my dad in 1987 in FL. In 1995 we made a new contract stating he collects rent{since it was alot more than the payments}where he paid the tax and insurance out of the rents.Both contracts state upon his death to be free and clear. The first one was recorded but not the second one. In 1999 he died, this is when I discovered that he and his young wife sold to his x wife's son,he sold to someone within the year then to a man that buys and sells land,he sold to the people there now. Since this is now recorded in someone elses name is there any way to fight this since the contract for deed wasn't recorded by me and my father is dead? I've been told I have two years and I've been told I'm out of luck because it's been so long. Please give me an answer, thank you.

Consult an attorney since I can't review the contracts, title report and other pertinent documentation.

Can the title be set aside if I have the needed proof after this time and someone living on the property?
