Urgent need of advice


What is the name of your state? Florida

Hello,
I bought a house with my fiance 3 years ago in Florida. We are both non-american citizen, and both our names are on the deed. He was sent to Japan for work and has already moved out. I am in the process of relocating abroad too.
We found a buyer for our home, and arranged all the inspections 20 days ago. We scheduled the closing for this week. The title company told me that my friend would have to sign a few papers, and they waited until last week to send those papers. It turns out that they sent a power of attorney specific for the property sold (She told me that this is required byFlorida law, that a general power of attorney, which I have for my friend, would not be valid, is it true?)
Now, he has to find a notary public in Japan, where not many people speak english. He contacted the french embassy, and they agree to sign the papers right away, but the title company says that this would not work. It has to be either the american embassy or a japanese notary public. Is it true?
(The american embassy won't receive my friend before thursday, and a english speaking japanese notary public is not available at this point)
