Very long and messy realtor/lender situation


What is the name of your state (only U.S. law)? South Dakota

I have a very messy situation and I do not know if I even have a case. I've been referred to 20 different lawyers and they all have different opinions.

Can anyone here help me?

Quick rundown, as quick as it can be anyway.

1. we applied for a home loan and the original loan originator stole $180 from me.

2. The company gave the $180 back after I brought it to their attention. The President of the mortgage company then offered a house that he owned as a contract for deed because I screamed fraud charges.

3. The realtor brought on the deal didn't fill out 6 required papers, including a purchase agreement.

4. The loan company who said we didn't qualify for a home loan, tried to get us in to a home loan, only to be unsuccessful 6 months later and wants to do a contract for deed.

5. WE HATE THE HOUSE. It was the only house offered to us, we had no where else to live, we sold our home because we were told we qualified for a loan by loan originator A.

6. Early move in agreement because our loan hadn't gone through. The 6 months spent there have been rent free because the loan company will not take my calls or contact me.

7. WE were TOLD by the mortgage company to file for the $8000 tax credit, which we received and used to pay off our debt. We were told to pay off our debt and then we would get in to a loan. (yes, we now know we committed fraud, thanks to a lawyer who told me)

8. The realtor and the mortgage company have closed on the house. The realtor was paid his commission and told the broker of the company that we closed as a contract for deed. We have NEVER signed any closing papers on the house.

The list goes on and on. I do not know if we have a case. My complaint letter is 8 pages long. No lawyer in my area will touch me without a $3000 retainer. If I don't have a case, I am not going to pay the retainer.

Anyone have any advice or help?

**A: very convoluted and you did not provide all the facts. But you need an attorney.
