What do we do?


My wife bought a house for her ant 15 years ago. My wife's aunt is being paying the mortgage payment since then until she fall behind with her Home owner's association fees. Therefore her aunt, my wife, and even myself got summoned.
Finally, the fees were paid so the Home owner's Lawyers didn't put a lean on the house.
My question is ... what does my wife could do to get her out of the obligation of the house? Could the mortgage be transferred to her aunt?. Or, better yet could my wife sell that property to her aunt?. How could be this done legally?

PD: The property is located in Orlando, Florida and my wife figures as the owner of the property.

Aunt needs to buy the property and get a new mortgage so the mortgage is in only her name.
