What happens if......What is the name of your state? Tennessee I'm selling my home. It's under contract. What happens if the buyer does not respond in writing by the end of the "buyer's inspection period"? My contract states: "Within 5 days after Binding Agreement date, any inspections herein described shall be made, AND, by written notice to seller using the buyer inspection contingency removal/notification form or equivalent written notice, buyer shall either:" (The word "AND" in the contract is in all caps and in bold type.) Then it gives three options they can take: Walk, Accept as is, or ask for repairs. So what if they don't notify me in writing until day 7 or 8? Do they lose their right to ask for repairs or walk from the deal? |

| Anybody care to hazard a guess even? I won't hold you to it. This is currently the position I'm in. The buyers had their inspector come out and inspect the house, but they are two days past the inspection period now with no written anything from them. If they ask for repairs at this point, do I have to answer? Or can I say too late, sorry? |

| My guess is that, based ONLY on what you posted, the buyer is agreeing that the place is fine as it is, and did not find any problems during the inspection.
