What if Title company is dishonest?

I have a sales contract that excludes seller's responsibility to pay for any cosmetic repairs.
The buyer did not even inform me and supposedly sent some one to inspect without my knowledge. However on the basis of report the buyer is demanding that I pay 1.5% of sales price for these items.
He did not even send me the inspection report or notice of inspection.

In FL buyer has a right to choose a title company and this title company is asking to pay this amount under the item "miscellaneous charges" although they had written it as cosmetic repairs.

Am I still required to sign the sales contract?

Who will be responsible for breach of contract if I do not agree to illegitimate charges?

**A: please explain. Did you not already sign a sales contract and that's why the Buyer hired an inspector?
