What are my rights

What is the name of your state? Wisconsin

I purchased a property with my now ex-girlfriend. Her name is on the note from the bank and also on the deed. She co-signed for the house. My question is what legal right does she have to the house. I want to sell the house now. Does she need to buy me out if she wants to stay in the house or could I tell her to move from the property.

She knows. Ask her.

It appears to be as much her house as it is yours. Neither of you have to buy the other out and you both have a right to stay in the house. Sucks to do dumb things like this doesn't it?

If you want to sell you have two choices:

come to an agreement with her to sell the house

file a suit to partition. That is where the court gets involved and you both get the stick.

Better to get along and work together to dump the house as each of you are reponsible for the mortgage.
