zoning question


I live in chicago, IL
I have made an offer on a property which is in a R3 zone. The property is apparently being sold as a single family home but it appears to be a multi unit. I say this because it has separate living quarters with separate meters. I want to rehab the property and sell it as a multi unit. I understand that a zoning certificate would need to be ordered by seller's attorney. Will the zoning certificate show if it is a single family or multi unit? I guess the owner of the property bought it as a single family home and that is why he is selling it as such. What if the zoning certificate shows it to be a single family? Can I sell it as a multi unit b/c it has 3 separate entrances, kitchens, and meters? Or do I need to convert its intended use? If this is the case, how easy is it to do it? And, would I need an architect for this if all I wanted to do was remodel the place. I wouldn't be adding anything additional to the property?

You are directing your question to the wrong party. Your questions should be directed to the Seller and the building and zoning departments.
If the addition improvements are illegal, you need to know that up front.
