modification to handicap unit possible??

What is the name of your state?MA
I am planning to buy a condo that is marked as a handicap unit by the developer but he says i could modify it and make it a regular one after the closing... is there any law (fedral/state) or any ADA regulation that prohibts that..would I be able to modify that later when I own it.?
