Property Manager has stolen my money


NV - My Property Manager has stolen my money and refuses to answer any of my phone calls. I am currently living in another state and trying very hard not to go to the state where my properties are since he has stolen close to $4500 leaving me with almost nothing for the month. I had the police show up at his house to check to see if he was still there and he told them he would be calling me but has not. I was told by the police in the state where the crime occured that i have to file a police report where I am currently living right now and that the police here would then fax it to them. But the police where I live have been very uncooperative and don't want to take the report because of liability since they are unable to prove anything since it's in another state thats out of their jurisdiction, I finally got one of them to file a report but all he wrote was "money embezellment'' with no details at all. Today I searched for the phone number of someone that my family and him (property manager) have both known for many years, and found out a lot of interesting things aboout my property manager. He has done this many times to many people, about 12 different people. I need to figure out what I can do before he spends all of my money if he hasn't already. Can I just show up and demand my money and if he refuses to pay me then go to every one of my tenants as proof that they paid him and that he's stolen my money and have him immediatly arrested?

do you have a written contract with the PM wich spells out terms and definitions of breach by either of you ?

Contact the police in the location where the 'crime' occurred. Ask/Insist that they take a criminal complaint. If they refuse, go higher in their command. If they still refuse, then ask them about your completing an affidavit of facts and sending it to them. Your local police have no involvement (jurisdiction) in this matter.

There are at least 17 lawsuits (!!) pending in various courts, including the US Supreme Court, asking if Obama is a natural born citizen (as req'd by Art II, Sec 1 of the US Constitution).

Why has he spent over $1.35M in legal fees to block disclosure... rather than spend $12 for a VALID birth cert to settle the matter? The 'certificate' he has presented doesn't qualify to get a drivers license, wouldn't allow a child to qualify for Little League, or for a real citizen to get a US passport!

On top of that get ahold of every tenant you have and inform them that they should not pay any more rent monies to this property manager. Find some one else quickly whom you trust.

what would be the best way to inform my tenants? I decided to put my real estate up for sale so maybe see if my real estate agent could give them a letter requiring them to contact me? and should I include that any money paid to the former property manager after this date will be considered unpaid? or would I need to send a certified letter to inform them of this? any websites to search for property managers in my location? Whats the best way to get the police to assist in this? My property manager lives in the same apartment complex. All the proof they should need is to talk to my tenants to see they paid him, and look at his records to see he has a past history of doing it. By the time they start acting on this, he's most likely going to have spent the money he stole, so how am I going to get it back from him if its gone?

Deliver a WRITTEN notice to each tenant advising them that the former property manager no longer has any involvement in the management or collection of rent effective immediately. Include contact information for the 'new' management firm.

Have you considered having them send the checks to you. Any tenants that paid via check would have proof they paid rent and the money is in fact MIA.
