is the title company responsible for builder negligence?

we just moved into our new house 6 months ago, along with 3 neighbors. we were informally shown that our property boundaries included 4 corners, where pins and stakes were placed. we were all told that the driveway was basically our property boundaries. we recently investigated our property boundaries and discovered that the driveway was not AT ALL layed where the location survey indicates (confirmed by survey engineer). the driveway does not run on property lines whatsoever. Furthermore, we own more than 4 corners (much more land than we were informed at walk throughs and at settlement), that we would never have agreed to buy if we knew we were paying for this. Finally because other neighbors were also confused about their property boundaries, they have now placed sheds, pools, swingsets, patios, etc. on our land that we pay taxes for. do we have recourse with the builder or the title company (the builder's rep DID admit that the title company did NOT give us all the property info we should have)? since we don't want this land, could we get our money back by the builder, title company, etc.? thanks in advance.
