Six years we bought a newly constructed home. Since then all environmental units (2 heating, 2 AC) have required one or more service calls/repairs at our expense. The original builders warranty on these systems was 1 year. Troubles started the second year. Should we contact the builder, small claims, an attorney or are we out of luck?

Generally, you have no claim due to expiration of the builders express warranty. There are exceptions however, such as the builders implied warranty aand the manufacturers warranty. If a part/system was defective, resulting in repairs, you could file a claim against the HVAC manufacturer.
