Lien placed after Lien Waiver ReceivedWhat is the name of your state (only U.S. law)? Michigan My contractor was paid the entire amount on my contract for Electrical Work performed during my house construction. I have a Lien waver from the contractor for the entire job, and his Sub contractor that performed the Electrical. Lien Waiver date Nov 2008. Additional expenses over my contract amount came up that the Electrician said he discussed with the contractor, the contractor disputes these additional charges. The electical contractor said it would get it worked out on future jobs with the contractor, and gave me my lien waiver. After I received both Lien waivers from my contractor and his Sub, the Sub placed a Lien on my house for the disputed amount as he did not work it out with the contractor. Lien Date Jan 5,2009. How can I remove this? |

| Challenge the lien. First, you should have been provided with a 20-day notice that a lien was to be filed. Second, you have a signed lien waiver from the sub. The sub can't waive a lien and apply a lien, it has to be one or the other. You should be able to file a challenge with your county clerk. I would also at least get a free consultation with an attorney on the matter. Mike
