Roof Repair Guarantee Transferable??

We have a reputable roofing company.
We did a repair May 2002 to a roof and no-leak guaranteed it for 3 years.
The original owner that we did the work for has since sold the home.
The roof is not leaking, but the way the roof was designed the water runs down onto a structual beam below the roof. This beam rotted.
He called several times wanting us to fix the problem. We fianally explained to him that we didnot build the house or design it. We were only responsible for the repair work. We put him in contact with a carpenter that replaced the beam and they had an oral agreement about the price. When it came time to pay the carpennter, he rufsed..(not our problem,but showing a pattern)
At this point he is claiming the carpenter did shoddy work and has called another carpenter.The new carpenter has told him the roof was not completely dried in with felt paper. Again, we just did a repair that hasnt't leaked yet. In the meantime there are two questions
1. Do we have to transfer our original no leak guarantee to the new owner?It is not stated one way or the other in the caontract.
2.With both of these other carpenters digging into the structure of the roof near where we did some of the repair, do we have to honor the original guarantee if we do have to transfer it?
