What is the name of your state (only U.S. law)? Oregon

We bought our house in June of 2007, it was brand new construction at the time. After the inspection, we had a list of things that the builder was supposed to repair including a cracked patio foundation, clearing out the crawl space under our house, some minor cosmetic touch ups, and re-hanging the gutters and they were not hung properly. They had someone come out and worked on the house, fixed most everything, but did not clear out the crawl space and did not re-hang the gutters properly. We only found this out during our rainy season a few months later.

When our year warranty was coming to an end, we had the house re-inspected and again gave a list of items that needed to be repaired to the builder. They fixed one thing on the list and after a number of emails back and forth they have still not come to fix anything else 6 months later. Just the past weekend we found mold growing in the ceiling of our garage. We are currently out of our warranty, but I find it ridiculous that mold is growing in a 2 year old house and think it may have something to do with our improperly hung gutters that are not draining properly. What are our options to go after the builder to get all of this stuff fixed? Thanks!What is the name of your state (only U.S. law)?

***A: first hire a home inspector or engineer to conduct an inspection and complete a report. Next, hire a construction defect litigation attorney.
