The day after your discharge, but you'll pay sky-high interest rates.

If you wait two years, you'll qualify for the lowest available rates, assuming you have the proper down-payment and income.

When you say "sky high" rates, exactly how high? My chapter 7 will be filed this week and I want to wait two years to not only get the best rates but also to get financially healthy again. My wife on the other hand wants to move to more spacious accomodations. So, for example the FHA rate right now is 8.5% what could I expect to pay status post bankruptcy? Any idea?
I'm hoping you can tell me 15%++ so I can tell my wife she is stoned!!! Two more years in our little place isn't going to kill anyone!

From what I have been told, after your attorney files the proper paperwork it takes about a month for your 341. AFTER that the creditors have 60 days to come forward to dispute or make a claim. It usually just a matter of days to a few weeks after that before you get the discharge in the mail. So, in total usually not more than 4-5 months(Of course you can add a month on to that for your attorney's staff to get the paperwork done).

I usually advise people that it takes about four and a half months, from beginning to end.

That time period seems long to clients but short to attorneys!
