Chapter 13 (Arizona) Apartments/HousingWhat is the name of your state? Arizona We filed Chapter 13 over 2 years ago and have been paying 100% of our debt each month. We have just recently moved to Phoenix, AZ a few weeks ago and we are having no luck trying to find an apartment that will accept us because we have a bankruptcy. We have told them we can get a co-signer, we are both working and have good jobs, we can provide a letter from our lawyer stating that they won't be included in the bankruptcy, we can provide a letter from our previous landlord that states we lived there for 2+ years and always paid on time, etc. However, we are told it's their "policy" not to accept people who are currently in bankruptcy. I have called around 25-30 different apartment complexes and this is the same answer I keep getting. Does anybody know of a way we can find a place to live here? We are just staying in a vacant house that belongs to a relative but we can't live here for ever. Please, any advice would be greatly appreciated because I don't know what else to do. Thank you. |

Offer to give a 3-6 month deposit.That way if you don't pay rent and they have to evict you they'd have more than enough of your money to pay the rent while they evict you and obtain new tenants. It would be a no lose deal for them, they'd be foolish not to accept that. (You'd have to OFFER that much in deposit though- the law is that a landlord can't demand that high of a deposit, but the tenant can OFFER a larger aamount). |

| You're going to have to work a little harder to find a rental. As you've found, complexes and commercially managed properties are going to be a problem with a bankruptcy. Look for PRIVATE rentals, you'll have better luck, most won't or can't check credit and are only looking for personal references. You're also more likely to get a bigger place for less rent.
