deed of trust

What is the name of your state? CA

My parents hired an attorney and filed for chapter 7. What they forgot to tell their attorney is that they signed a deed of trust from a contractor that did work in their bathroom. I don't think my parents knew what they were signing. Anyway, I told them to show the deed to their attorney. My question is what happens now? What can the contractor do and what will they'll lawyer do? I'd like to know, please. I'm worried for them.
