leases and bankruptcy

I am a landlord and suspect that one of our tenants is about to file for Chapter 7 Bankruptcy. They are to date current on their rent, although behind on their utilities, which consequently stay with the building if left unpaid. (They are put on the tax roll). Sewer and water only. If they file and fall behind on their rent, are we able to evict them? Or are we obligated to fulfill the lease term?

You can't do anything until you file for a relief from stay. Then, you may begin eviction proceedings. {Once it's granted of course}
