Should I file for Bankruptcy

What is the name of your state? Arizona
My wife and I just moved to Arizona in July, we bought a used mobile home on a couple of acres in Arizona and just closed on the loan this month. Come to find out the guy we sold our home to on a land contract in Ohio is out of work. He can't make the payments and rufuses to move out. We can't make the payments on that mortgage and the one we have now. We are totally able to pay all our currant obligations now, but can't take on this payment for the house in Ohio. We owe to much on the house in Ohio to put it on the market and be able to pay a realtors fee for selling the house. The house apprasied for 74,000 and we owe 73,000. Do I let the bank repo or do I file bank ruptcy?
