Recently completed a project at home as a large project and had a contract in place. It was also a 203k renovation mortgage. We made some changes beyond the initial contract as we went along and we had budget aside some extra money for that. We constantly asked for an updated budget when we went along and to show it itemized so we knew if we were on track or needed to reel it in a bit. When we got our final invoice for payment it was at minimum 5k over budget than we anticipated. He added double the amount needed for needed for mud for tiling floor as he underestimated it. Also had it measured in initial contract as 600sf with waste then said it came in at 725sf, this was on final invoice not in writing anywhere else. We had knockdown ceiling done and added in initial contract, said one of cilings so damaged they had to retape and screw in drywall, added another $725, this was not disclosed until final invoice.

Bottom line there was several issues like this that was not disclosed and not in any contract or writing via emails or texts etc and we feel like this GC is trying to take advantage. We are already in for almost $65k and we feel he is trying to take us for more that we did not approve along the way.

Whats everyone's thoughts on this? At this point we are thinking of getting an attorney involved and deal with whatever liens he decides to put on our property.

Thanks
