ky-wanting to get out of lease and need to know my options, since the lease states you had to give 60 days notice prior to end of lease term or renews for another year at an increased rate. I gave 45 days notice prior to move out date (a month after the first lease term ended)

Lack of sufficient notice in lease termination

From the facts you give, you have no options. You are stuck with the lease. If you move out, you are liable for the rent at the increased rate according to the lease terms. If you move out, the landlord does have a duty to try and minimize the damages by renting to another tenant. In that case the rent paid by the new tenant would be credited against what you owe.
