Once a collection agency is awarded a judgment for a debt are they not required by law to notify that debtor by mail requesting settlement before they file a lien on that debtors residence? And once they put a silent lien on a property are they entitled to just lay low and accumulate interest from that lien without trying to actively collect the debt? Isn’t there a law against these predatory tactics. What is the name of your state?

You were notified when the action was filed, when judgment was taken and when the creditor took action to place the lien against your house. BTW they don't have to "request settlement"- you either pay the judgment amount or not.

Yes they can, they have until the statute of limitations runs.

This is predatory anything. The creditor has insisted on its rights under the law. Why don't you contact the creditor to arrange payment?

Often the creditor does not have to file a lien, if a judgment is granted and the debtor owns real property, the lein is automatic. It works this way in my state and many others.

I doubt anyone lays low to collect interest, they would rather have the money.
