question re. placing a lien on realestate


What is the name of your state? California (San Mateo County)

I prevailed in an arbitration against a contractor who owes me $16k.
On 9/13/05 I am scheduled in SF Civil Court to have the arbitration award confirmed.
I plan to file an abstract of judgement which I believe will place a lien on his home. (I presume this is correct)
I just noticed a sale pending sign on his home. Is there another form that I can fill out, or something that I can do in order to place a lien on his home prior to my court date. I am concerned that he may close escrow prior to my court date and filing of the abstract of judgement.

Go to a title company and have a search run on the property of the bad guy. See if your lawsuit shows up.

But if he is married or owns the land with someone else, you may have difficulty latching on to the land.

For $16K, I think hiring a good real estate lawyer is long overdue.
