the tenants left without paying their debt.


What is the name of your state (only U.S. law)? California

Last December, two of my tenants who rent one of my units from OCT. 1 2007 didn't pay the rent. I called them several times when I returned back from abroad on December 22, 2007, but got no response. I went to see the apartment at beginning of Jan. 2008, and found their bed, computer and luggages were still there, but could not see them. I called them again for several times, and finally reached them. They told me they moved. The deposit could be used as the last month rent. I informed them two things:
1) The deposit is only for security purposes like whether they keep the rooms or facilities well, etc. I found some of the floors and walls had been damaged, the refridge was also broken, and they should to pay for it.
2) They promised to transfer PG & E( Gas and electricity) account to their names from Oct 1, 2007(they actually moved in on Sept 25 2007 without paying any cents for Sept. 2007, and wanted me to keep the account until the end of that month ). But they didn't. So PG & E account was still with me, and I paid the fees from Sept 25 to the begining of Jan. 2008.
3) They needed to move all the things immediately.

I got no response. They still kept their things in my rooms. I called them many times and wanted them to move their luggage and bed and cushion,etc, but again got no response. Finally in June 2008 I wrote them a letter and faxed it to them( I have no address). and want them to pay hte last month rent and some other fees. Again I got no reponse.

What should I do? Could you be kind enough to give me some advices and introduce some company to help me with that?

This should be posted in the Landlord/Tenant forum (in the Real Estate) section. Members who deal with this type situation (or know how to) will help you.
