Send him a certified letter giving him 30 days to remove his belongings from your property, or you will dispose of them. However, that is assuming that the property is solely yours, or the lease is solely in your name. If he co-owns the property with you or his name is on the lease, then he has every right to store his belongings there.

Put the shed on a flatbed with contents and have it delivered to his present address.

Don't know or have his current address. He claims he is building a new house. NO, he never paid one red cent toward mortgage (my name only), utilities or even food. I've already given him seven months. I have to give him 30 more days????? Can I send certified letter to his work? And still prove he got it, if the boss signs for it? Can I give him 5 days after letter? thanks******************************************

Heck no. Thats' the dispute. He's a contractor and he built it. It's really nice and I can't wait to put my stuff in it. He never paid a dime toward mortgage, utilties or food. He did occassional fix ups around the house in return. He paid for shed in exchance rent etcc. he also had exclusive rights to shed x 4 years. Now he's saying he wants to put it on a flat bed and take it****************************thanks

If that's what it'll take to get his sh*t off your property, roll with it and get a new shed.

Again...give him 30 days notice to remove his belongings from your property or you will dispose of his belongings.

Personally I wouldn't allow someone to make any claim against anything that existed on my property if their sole contribution towards rent/utilities/food etc was that structure.

On top of that, the odds of him actually spending the money to have a shed hauled off on a flatbed is slim to none. Odds are that he could build new shed elsewhere for less than
