I am the only attorney that posted to you and I find it interesting that in one sentence you are thanking me (as I am the one who posted I used to work at a title company and think that the title company is flat out wrong) and in the other you are telling me to take a flying leap as I am one of those "lawyer jerks".
Can I have some of what you are smoking that made you that confused?:p

Technically the proper term is "Lawyer Bitch" but you can call me Queen Bitch. Okay?

does anyone have any advice on the property closing aspect? real info or suggestions would be appreciated.

and for your information he got his behavior from his blood father who deserted him at age 18. he is acting just like him i am his step father. i took him in when i married his mother 19 years ago. i taught him a trade and tried to instill work ethic and values in him but his father's influence by that time was too strong.
1. Get out of your (NON) son's situation.
2. He didn't get his retatded IQ (So you say) from his father.
3. You are overly involved in a situation that is not even related to you. She is not your DIL, those are not your grand kids, and he is not your son. (You know, the one you called retarded).

Nope. Not even if you ask pretty please with sugar and a cherry on top. Public forum. I gave accurate legal advice.

you have a serious problem lady.
My problem is when ignorant people refuse to understand the law just because it disagrees wtih their view of the world. However I don't consider you quite serious.

what are you
I am OHIOGAL -- Queen Bitch and lawyer extraordinaire!

some premenopausal,
Damn. Technically I am premenopausal. You got something right! BRAVO! I give you applause. Hey Seniors lets cheer the OP!

disbarred lawyer
Nope.
or a lawyer wannabe?
Nope. Again wrong.

I am actually a licensed attorney with a real JD degree and a real law practice. Amazing huh. But it still doesn't answer why you were thanking me in one breath and calling me one of those "lawyer jerks" in the next. THAT is something I dont' understand. So again, I ask, can I have some of what you are smoking?

Come on VL. Now it is just fun! I tried to help. I asked relevant questions and gave advice that was relevant and legally correct when I could. Then he decided to insult. And now he doesn't want to let me play anymore. mean old OP!
He wants to take his post and go home! :(

OP, please feel free to generate the answer you want.

Dear (your user name)

Thank you for submitting your (question) (rant) (spam) (porn) regarding (your friend) (your ex) (your SO’s ex) (your boss) (your landlord) (the police) (Paris Hilton).

It is our unanimous opinion that you are (right) (damn right) and it should be obvious to any moron that your (ex) (SO’s ex) (boss) (landlord) (local police) should be immediately (jailed) (fired) (reprimanded) (arrested) (demoted) (shot) (evicted).

In fact, you are so astonishingly correct in this matter, it will not surprise us one bit if you are (offered a generous settlement) (given custody) (promoted) (released ROR) (declared step-parent of the year) (given everything while s/he is cast aside to suffer in squalor and shame because, by golly, that’s just how it should be.)

Please proceed immediately with your proposed plan of action, which we think is (a good idea) (a really good idea) (sheer genius) (a lot better than what any licensed attorney could come up with.)

You rock.

Love,

Us

OP has been told that legally the DIL has to see this through. The only way of avoiding a trial is to settle and that takes two to settle. Hubby doesn't want to settle so the only way the divorce will end is a trial -- or if she defaults and hubby gets everything he is asking for. Those are LEGAL FACTS.
If DIL is dirt poor I am amazed that she would be able to qualify for a mortgage on a NEWLY CONSTRUCTED home in her name alone. OP has stated several times that DIL is dirt poor and yet has already spent 50k on the divorce. OP has also stated that the title company will not sign off on the refinance until the divorce is final. Which strikes me as odd considering that when I worked for a title company's legal department as long as the quit claim deed was correct at the time of the refinance that was not an issue. The fact that OP has been brought into the divorce leads me to believe that OP is either cosigning for the DIL on the home or some other transfer of property (hence there may be allegations of fraudulent transfer or dissipation of marital assets) -- none of which OP will answer. Nor will he answer any other relevant questions. He just wants to call names. And pointing out that he called me a lawyer jerk on one hand but had thanked me a few sentences prior is not improper.

NO ONE. he has been given relevant information regarding the fact that DIL cannot avoid a trial or force a settlement -- unless of course she decides to default. Nor is the attorney of son's acting irresponsibly based on what Op has stated. OP doens't like legal truth. And I was never harsh with him until he started calling me names. Then guess what? I am entitled to defend myself.
