What is the name of your state? Texas. I want to know if a special warranty deed is legal? And if it was used to turn over property to a third party?How long is it in effect legally after it was processed by a lawyers office?

Special Warranty Deeds are rountinely used in divorce in which one spouse is transferring their one-half undivided interest in a piece of real property to the other spouse as part of the division of community property. The Special Warranty Deed is recorded in the deed records of the county where the property is located.
