What is the name of your state (only U.S. law)? FL

Can a newly appointed guardian reverse or cancel a real estate transaction that was recently signed and closed by the ward before he/she declared incapacitated?

Your help is greatly appreciated.

if a transaction has been completed only agreement of the parties or a court can rescind it

If the transaction closed before the person was ruled incompetent is less important than whether the person was incompetent at the time of the transaction.

So, in short; no. If the guardian is given financial powers and the ward was incapacitated at the time of the transaction the guardian can initiate a law suit to have a court rescind the transaction.
