What is the name of your state (only U.S. law)? Arizona
Is it legal to serve a 30 day notice to a tenant who has rented a parcel of land for 9 years? The tenant has been a big problem for a while now. It is a residential property they pay month to month and until I served the 30 day notice the rent was current

Sorry I did not make things too clear. it is residential property, they rent month to month and rent is current until i served a 30 day notice to vacate. That was 2/1/2009

Then I don't see why it would not be legal to give 30 day notice, unless there is something you have left out.

Since they are no longer current on the rent, give them their 5 day notice and then begin eviction. Otherwise expect to begin the eviction process March 1 when they fail to move out and are still not paying rent.
