We gave notice to our LL for our last day at the property to be Jan. 20th. We received a pretty nasty letter from our ex-LL sent(certified) on Feb. 20th claiming that the damages to the property were in excess of the security deposit.

He did not provide anything but a description of the damages to the house (no estimates, quotes or deposit check). He said he would get back to us in the first week of March with the details, but we should expect no deposit return plus 2 months lost rent for the time to repair the damages.

I was just counting the days from our last day on the lease to the day that he mailed the letter. Notice was given for 1/20/01, so starting on 1/21/01 to the day that he sent his letter 2/20/01 there are 31 days. PA state law says 30 days to address the deposit issue or we can sue for 2 x's the deposit value. We are not planning on sueing him for 2 x's the value but we just want the deposit back in full.

Is it really that cut and dry?
