After hours service called in by a tenant


What is the name of your state? Kansas

I work for a HVAC company. At times a tenant will call for service and offer to pay without notifying the land lord. Mostly on the weekends when the LL can't be reached.

It is against company policy to run these calls.

On very rare occasions I run these calls. Is this legal?

Most likely it depends on the lease, whether the tenant is allowed to do any repairs without LL consent. But it's probably best to have at least a verbal conset from the property owner before messing with his property. Heaven forbid you damage something on the property, you don't want to have a problem with the LL. However if it's an urgent type situation, I can understand if you take pity on a tenant with no heat on a Friday night when it's 10 degrees out!

fix it, any good LL will pay to make their customer/resident comfortable!

If you do nothing, the LL will probally not pay! )

PS: If you have to do nothing and the maintenance team has been in the home multiple times and cannot find a problem (IE: The tenant is CRAZY), then you probally wouldn't get paid. Cavent Emptor

A North Carolina property manager for over 5 years and yes that means I don't know EVERYTHING!

PS: Just because the sign says "Luxury" doesn't mean we wipe your @$$ for you too!

We don't go. We are pretty good about recognizing tenants on the phone. And always explain we expect payment before we leave the home.

We do a lot of work in Lawrence, Ks. Home of the Jayhawks So we know the areas that rent to students.
