blockage in A/C erupts in bathroom


What is the name of your state? Mississippi
The a/c unit in my apt had become clogged and so was draining itself onto the carpet in front of the compartment. I called my property management co who sent a repairman out to blow the condersor out to unblock it.That was on Monday 5/16. The next morning there was even more water on the carpet so I called them again. They sent the a/c guy again to force air through the condensor - but this time he must have used more force because everything that was clogged in my a/c unit came up through my bathroom sink, which is located right behind the closet. It was so much force that it hit the ceiling,floor and walls and all over every personal item I had on the counter. It was very wet and brown! Luckily did not smell! When i called the rental company, there was absolutely no care or concern, and was told there wasnt anyone available after hours to come and look. I actually spoke to the owner of the real estate company that manages my apt bldg and he told me people have 8-5 jobs and it was now 6:30 and there was nothing he could do for me. Mentioned to me that I should just use my other bathroom! Told me that I should make a list of what was damaged and he would present to the owner of the bldg. I asked that anything that had an open top exposed should be replaced, my hair iron that was literally covered with the stuff and some earrings. My total was $114.83. They came back, 7 days later, with a check for $34.46 which would replace my toothbrush,toothpaste,contact lense solution and 6 pairs of earrings that I had made. Oh also, they told me to just soak my earrings in soapy water! They wrote that they had cleaned and sanitized my other items and had returned them to me. My hair iron is an electrical appliance that should not be imersed in water, per their instructions , so Im not sure how they sanitized that! My a/c unit has never been cleaned in the 4 yrs I have lived in this apt. They say it was just rust that came out of the pipe. But it came through my bathroom sink.....the rust mixed with anything else i washed down that sink!!!!!!!!!!!! do I have any recourse?? I have lots of great pictures and they came and took their own. The person who finally did coem and clean it up 2 days later said he felt it should all be replaced. The owner of the bldg told me on our 2nd conversation that it would be up to the owner what would be replaced...that this was such a small matter that my contacting an attorney would not be worth my time!!!!! What would you do???

A LL is not responsible for personal items that are damaged in a rental unit. That is what renter's insurance is for. LL are only responsible for damage to the rental unit, eg; Dishwasher, range, refrigerator, etc.
