What is the name of your state? Iowa

A friend of mine owns a home. His girlfriend and he had been living together for the past two years or so in the home that he owns. They recently broke up and the situation is becoming nasty. She paid him $200 / month "rent" (to help with the mortgage). (There is no signed agreement.) He wants her out of the house ASAP, and she isn't leaving, just to spite him. What rights does he have as a homeowner to get her out of the house?

**A: more importantly, your question should be what rights does he have as a landlord?
Hint: tell him to read the Iowa L/T laws and month to month tenancy.

since she paid rent to treat her like a unwanted tenant and give her proper written notice for month to month renters , look in your state govt web page landlord & tenant links to learn If its 30 day notice or whole rental period , and send the notice out using a certificate of mailing so there is a rcpt proving it was sent .
