What is the name of your state? MA

We signed another one-year lease (have lived there for 1 year) in April this year. In June, we decided to look for a house, and found one late June. In early June, we asked landlord what to do if we did find a house. We were told to pay the rest of the rent and they won't help us to find a new tenant to reduce our loss. People have been telling us it's not a problem, we can just move out. But the landlord have threatened us to sue us if we just moved out.

We are trying to sublet our apartment. Although the landlord have agree to let us sublet the apartment, they have post so many conditions, (they even send us a form to check new tenant's credit at our expense) :mad: . We are so frustrated. Please let us know what to do.

Those 'people' are giving you bad advice by saying just move out, just because you found a house does not entitle you to a Free Get Out Of Contract Card, you are liable for the full term of the lease you signed unless another renter is found then you are liable for 'all costs' of finding that renter including advertising checks etc etc costs of preparing and cleaning unit and all rent up to the date the new renter moves in, other than that if the landlord cannot find a SUITABLE tenant 'to his satisfaction' you are on the hook for the full duration of the lease.
