What is the name of your state? California
We were given a 30-day notice to move (our lease expired, and their family member wants the property). We signed for the Notice.
We will need 7-10 days extra, because of work we have to finish first.
If we are not out on June 30th, can they lock the doors, and keep our machinery?
What are the legal steps they have to take to remove us?

Have you tried approaching them and asking if they will accept payment for the extra time you need or are you looking for a way to stiff the landlord?

No stiffing

From Matsar in California.
No, we are not trying to stiff the landlord. We just wanted to make sure that they could not lock us out, or move our stuff and charge us for it.
The landlord got back today, and said the new tenant is not moving in until the 7th, so we have until then; problem solved.

**A: read the lease. Lock-outs are legal in commercial leases.
