What is the name of your state (only U.S. law)? Arizona
We have a Commercial lease and are behind in our rent. Can you please answer the following questions:

1. Are Commercial tenants covered by the Residential landlord tenant laws?

2. Is the landlord required to give a 5 day notice of intent to evict? Is it 5 business days or calendar days?

3. If we are served with an eviction notice does the landlord have the right to retain our property?

Typically commercial tenancies are governed by what is in the written lease. So read over the lease or review it with the attorney you had check it out when you first rented the space. You DID have an attorney review it right? Quite often an immediate lockout can be done and property retained. Commercial tenancies do not have the same "rights" as residential.
