What is the name of your state (only U.S. law)?

I live in the UK and have recently moved into a rented property.

When we signed the agreement the lettings agent pointed out that the agreement incorrectly stated the initial term as six months, however underneath the commencement & expiry dates spanned from november '09 to november '10 - so 12 months.

WE've been here two months and already the landlord is organizing viewings in order to sell the house in around four months; he is adamant the agreement is for six months but the agency say it's twelve.

We're currently stuck in the middle, unsure of where we stand or what rights we have... any suggestions?
