What is the name of your state? California

I just closed escow on a three unit property in Los
Angeles and have met the all tenants. One of the
tenants looks like they have been destroying the unit
and collecting junk in the front yard, including
inoperable cars, tires, etc. Besides giving them a
formal request to remove the junk and waiting for them
to comply, can I evict these tenants without a cause?

**A: are the tenants on fixed leases?

No, they were on month to month contract, I believe until March 2003.

**A: then you are free to terminate their m/m tenancies following CA L/T law.
Next time make your offer contingent upon cleanup of the property so you put the liability on the Seller to either have the tenants clean up the property or the Seller must if tenants refuse. Then conduct a final inspection and if the property is not cleaned up, either refuse to close or withhold monies to cleanup and close.

Do I have to give them a 60 day notice, according to the new CA law, or can I give them a 30 day notice?
