We have rented an apartment in a rental community for a little over a year. Recently, circumstances (death and illness in the family, a car accident) have contributed to us being late two months in a row. Our landlord automatically files on the 11th day of the month. They filed last month and we paid before the court date. Our landlord said this was fine. This month when we called to make arrangements to get caught back up; we were told that it is their policy to evict if they have to file twice. They said that if they made an exception in our situation, they could never legally evict anyone for late rent again. Is this in fact true, and what are our options. We really can't afford to move right now. Thanks for advance for any advice.

Then pay the money before court again, and if they want to evict then tell your story to a judge, i cant believe a judge would evict you after you paid the rent in full.
