What is the name of your state (only U.S. law)?
Maryland

Our landlord has sold the house we are currently renting out. What becomes of our lease? Is it null and void? We signed it through a leasing agent with our current landlord. Is there any chance we chould use this as an opportunity to leave? And, what becomes of our security deposit?

Your lease would have to be honored by any purchaser of the property. If you do want OUT of your lease, discuss it with the leasing agent and/or landlord and get a clear understanding of showing requirements and arrange a method of communication for them to contact you for viewings!

We have discussed it with the leasing agent, but as the new owner has not taken posession yet, we have not been allowed to contact them. The leasing agent has spoken with the new owner about it, and she would like to keep our unit rented out.

Then your lease will remain in force until the end of the lease term with all duties in place for you and the new owners. Your security deposit should pass to the new owner as part of the sale, but whether it actually does or not, they will be responsible for returning any unused portion to you after you move.
