We have had trouble with our landlords since we moved into the house. In hindsight, we should not have taken it, but we were in a hurry as we needed to get settled for the kids to start school.
We were lied to at the showing about recent remodels (kitchen is a disaster, was not done professionally), and given no information regarding heating/energy/water costs. We have requested that the furnace have a tune-up, but cannot even get from the property manager WHEN the last tune-up occurred.
We were forced to sign paperwork saying the house was in good condition prior to moving in and /or seeing it after the only showing. We moved into the house, did a walk-through (property manager would NOT do it with us) and found disaster. The kitchen and hallway floor tiles are cracked (20 plus tiles), hazardous waste was left in the backyard, the pantry shelves are falling down, cabinets in the kitchen are constantly falling off, the granite countertop was grouted together (yes, grouted) so impossible to keep clean. The sink is a disaster, chipped, scratched and filthy, and they will not re-coat/professionally treat. Using the sink just makes it worse. The fence gate is rotted and falling off (w/lots of rusty nails) and we can't open or close without lifting it up completely. Yes, we gave a 4 page detailed list (and photos) to the PM; most repairs have still not been completed.
We have a 5 minute wait for hot water anywhere in the house (this is awful as we are in the middle of a drought). There is a dripping sound in the dining room every time anyone uses the upstairs bathrooms, but they won't check behind the wall.
The owners and/or previous tenants left junk behind and we have no place to put it and the owners don't even know if it is theirs! The PM won't do biannual inspections (our PM always did this when we rented out our townhouse).
ALL repairs have to be approved by the owners who are overseas and cannot be reached in an emergency. The PM is in "negotiations" with them about the current list of repairs (many date back to August 08). As it turns out, the PM creates "repair agreements" with the owners, rather than the company having a policy across the board. I have never heard of such lunacy...can that even be legal?
We pay our rent in a timely manner, and we never, EVER treated our tenants this way. Do we have any recourse other than to move?
